The storefront design and construction by Tenant shall conform to the dimensions and configuration as shown.

In order to avoid visual conflict of materials, Tenant may or may not, at Landlord’s option, be required to finish the exterior face of any demising piers facing the mall to either side of the demised premises. Tenant’s responsibility for facing these piers will be determined by Landlord at the time of Tenant’s submittal to Landlord of preliminary drawings of the storefront design.

No doors shall be allowed to swing into the mall or public passageway. Stores of less than 1,500 sq. ft. are encouraged not to install a vestibule and may therefore swing their doors into the demised premises if allowed by governing authorities. All stores 1,500 sq. ft. and over 1,500 sq. ft. shall provide a vestibule (recessed within the demised premises) for the location of entry doors which must swing outward.

Front doors shall be constructed with “hold open” device so that they may remain in the open position (and not merely unlocked) during all business hours. Mall stores shall not be allowed glass show windows or doors facing the parking areas. Rear entrance doors at grade level shall be installed within vestibules at a minimum depth of 3’-0” and shall be black metal which comply with code.

Tenants that have storefronts at corner locations in Bal Harbour Shops are required to extend their storefront finishes around the corner by a minimum distance of double the width of the corridor the corner storefront is on. Please note this is a minimum requirement, and in most cases Bal Harbour Shops encourages tenants to extend their finishes further that the minimum depending on availability of space down the corridor. Bal Harbour Shops views this as an opportunity for tenants to extend their footprint, visibility, and branding.  For example, if your storefront is on the corner and the corridor is 10’ - 0” wide the minimum distance the tenant should extend their storefront finishes would be 20’ – 0”. Each corner location is unique and should be discussed upfront with the tenant coordination team. Bal Harbour Shops tenant coordination team will provide approval of the distance, finishes, and overall design of the storefront and the corner conditions.

Shop drawings, including wind load calculations, must be submitted for all storefronts.

A photometric plan of the storefront lighting shall be submitted to LL for approval.

The following specifications will apply to the materials and methods used in the storefront:

  • Show windows shall be of tempered or laminated clear glass. Thickness of glass shall be as required by, without limitation, the Florida Building Code, but in no case shall be less than 3/8” thick.
  • Materials used for the storefront must be of premium quality and require low maintenance, all as determined by the Landlord or the Landlord's architect. Materials used for any storefront must embody the premium brand image of Bal Harbour Shops.  The Landlord will retain the final right of approval for any proposed material.  Stucco and exposed concrete are not allowed.  Wood may be approved on a case-by-case basis at the sole discretion of the Landlord.  All brass and wood indoor materials to be coated with outdoor rated clear coat to inhibit deterioration from humidity. Marble, granite, limestone or other cut stones will be installed in a first-class manner including proper attachment to be designed by a locally licensed engineer.  All exposed metal to be stainless steel, brass or bronze and to be brushed finish or mirror finish.  Antique finish glass, spandrel glass and sandblasted glass, as well as other materials are subject to Landlord's approval (only stainless steel should be exposed without finish/cladding).  Any aluminum storefront must have a Miami Dade NOA and must be installed in accordance with the storefront quality of installation criteria listed below in this section (exposed aluminum is never allowed). Under no circumstances can Tenant use any material that will rust over time. Tenant shall be responsible for testing of the storefront material to ensure it will not rust and provide Landlord results of this testing in advance of any installation. The quality of installation of every storefront, including structure, framing, glazing, cladding, signage, and any finish must conform to a premium installation standard, in addition to the premium material standard. Deficient storefront finish installations, including but not limited to, uneven joints, gaps in cladding, seams of cladding materials misaligned, low quality finish, sloppy caulk or silicone finish, or other errors that would not be considered of a high-end installation will be rejected. The Landlord will require any rejected storefront to be re-installed at an acceptable level at the Tenant's sole cost and expense.
  • Tenants are encouraged to design dissimilar finishes and materials from neighboring tenants. Tenant’s and architects should perform a site survey to avoid using similar materials and finishes to neighboring tenants.
  • The sign area must be constructed of a permanent weather resistant material, as approved by Landlord’s architect. Signs cannot be illuminated.
  • Tenants are encouraged not to match the mall floor materials at their entrance vestibules. However, if Tenant wishes to match mall floor materials, material finish shall be identical to that of the mall. For reference purposes, the mall floor finishes originally are terrazzo, consisting of marble chips, Chattanooga mix, grout, and white cement. Contact the Construction Coordinator for more information.
  • Use of the following materials will not be permitted:
    • simulated brick, stone, wood, or wood grained laminates.
    • pegboard and other similar fixturing systems.
    • deteriorating type surfaces.
    • surfaces that can be easily damaged or soiled by shoppers.
    • stained or varnished wood, unless expressly approved by Landlord, subject to express maintenance standards to be followed by Tenant.
    • No stucco or exposed concrete will be accepted.
  • Direct visual exposure of light bulbs will not be permitted in show windows.

The elevation of Tenant floor finishes at the mall shall match the mall finished floor. Any required slope is to adhere to ADA codes and be limited to inside the Tenant Lease Line.

Floor mats used in the store vestibule or entry are not allowed. However, Tenant is encouraged to install a recessed coco mat or other mall approved material in the vestibule.

All show windows shall be adequately lighted for merchandise display, as determined by Landlord.

Tenant’s storefront design shall be the full width and height of the store.

No open grilles or gates will be allowed for storefront closures.
